Pre-Lease Services are crucial, whether your company has a long-standing presence in Asia or is new to the region. Choosing the right location is a major decision, encompassing factors such as space adequacy for your business needs, structural integrity, and affordability. Once you've narrowed down your site options, PLUSspace can assist in addressing these concerns.
PLUSspace offers a range of Pre-Lease Services, including:
Reviewing preliminary time schedules with the client for efficient results.
Pre-investigating MHVAC and IT cabling provisions.
Considering pre-construction management aspects.
Providing test fit designs and feasibility studies.
At the outset of the planning stage, PLUSspace prioritizes gaining a thorough understanding of your business's specific requirements. This includes assessing current and projected headcount expectations, company structure and organizational charts, and any other unique needs your company may have. While we leverage industry knowledge gained from experience, we understand that each project is inherently unique, requiring individualized attention. This thorough analysis enables us to develop detailed design plans, encompassing mechanical and electrical logistics, material proposals, and comprehensive floor plan layouts.
We provide conceptual designs accompanied by detailed plans, elevations, and perspective drawings, along with material samples and furniture/fittings details. Upon approval of the design, we prepare the necessary drawings for submission to local government authorities. This includes all engineering drawings, such as fire safety, HVAC, and electrical plans.
In terms of project management, PLUSspace provides a single point of contact for administering details and coordinating contributing parties. At this stage, our project manager initiates the government submission and approval process, while also coordinating with IT and A/C contractors, as well as material and furniture vendors.
We begin by reviewing the preliminary time schedule with the client to ensure the most efficient solution. Throughout the construction phase, PLUSspace implements construction management procedures to ensure timely progress of the work.
We offer valuable suggestions for the most effective combination of contract packages for procurement and construction. We also provide timely reports on any update or change orders instructed by the client during construction. Our team conducts material previews to ensure that all components meet the required quality standards.
Finally, we supervise and control construction quality through timely site inspections and submit detailed reports to the client."
PLUSspace initiates the construction stage by meticulously outlining the design layout, providing a realistic preview of how the office will look and function upon completion. This crucial step ensures mutual understanding of requirements and the fulfilment of expectations.
An advantage of PLUSspace's construction service is that it occurs off-site and independently of contractors. With our own construction workshop, we gain increased control and flexibility over budget, timing, and quality for every project. Moreover, any potential fumes or construction hazards are contained within the workshop, minimizing environmental impacts at the actual office location. This allows for quicker occupancy, as construction in our workshop is not limited to evening hours, saving valuable time.
We rigorously supervise and control construction quality, ensuring timely submission of detailed reports to the client through site inspections.
Air quality is a crucial concern worldwide. At PLUSspace, we take special measures to ensure that your office promotes a healthy and safe environment:
We have our own factory to minimize on-site construction.
Woodwork and carpentry are completed off-site well in advance, allowing ample time for aeration before delivery.
We use low-VOC adhesives, paints, and other materials to minimize indoor air pollution.
We recommend only environmentally friendly materials that have been proven to be safe for the environment."
After completing construction, PLUSspace coordinates the final government inspections and approvals promptly to issue the completion certificate. This certificate confirms that the premises meet air quality standards, fire safety requirements, and are ready for occupancy.
